Buying in the Philadelphia / Bucks County market

I am a new investor, and am currently weighing the pro's and con's of investing the Philadelphia/Bucks County area.  The housing prices seem very top heavy in this area, as they are in most of the country right now.  Do you have any suggestions for a newbie coming into a market which may have no potential appreciation available.  Obviously, buying the right property is even more important in an economy like we are in.
