Do's and dont's of trying to sell a rented property.
Hey BP. Please offer any and all input, experience, advice on selling a property with a lease in place. This is a SFH in a great area with 6 months left on the lease.

I would suggest that you make the next lease with the clause that the lease can be canceled with 90 day notice if the ownership changes hands, that way you would be able to sell to investors and to people who want to live there.
... also... offer it first to the tenant for 5% less than list price.
