Getting around Fannie Mae 10 rental rule

Currently have 1 primary and 1 investment loan right now

Was able to find a Private lender, so my strategy for 2017 was to buy, fix, rent, and refinance out at 80% LTV. Rinse and repeat

Now I'm reading you can only do this up to 10x?

Does anyone have experience doing commercial or blanket loans or what should my strategy be to acquire as big of a portfolio as possible
