No comps in area, how to figure value?

I'm looking at my first duplex. The area is almost strictly SFH. And this particular duplex is completely renovated where the others are not. What's my best bet for getting comps for purchase price and also rents? Has anyone else ever run into this? Thanks for reading! Josh
