Texas Hero's Program - Advice!

I got this email today... and was curious if anyone has any experience with this program.

Good Morning and Happy New Year,

I work with teachers all over the state of Texas and found that many didn’t know about this program. With today’s housing market being so hot, I wanted to make sure you knew about a program for teachers called Texas Heroes Home Loan Program. You can purchase a home with almost zero closing cost using this Grant Program. This is a grant, not a loan, for up to 5% of the sales price of the home to be used for down payment and closing costs.

The Texas Hero’s program is good for any property in Texas (no mobile homes or manufactured homes ) and work like this:

We typically put these with FHA loan but there is a conventional option too. A FHA loan requires that the client put down 3.5% of the sales price and there are closing cost. The assistance gives you 5% of the total loan amount. The assistance covers the 3.5% required down payment and some of the closing cost. On FHA loans, the seller is allowed to cover 6% of the sales price in closing cost (we never need that much). So with some seller concessions, we normally can negotiate for you to come in with very little or nothing down

The Texas Hero’s program is a Grant that doesn’t have to be paid back! There is no time constraints on how long you have to stay in the home. For example, You can sell or refinance after 6 months and not have to pay the Grant back..
