Practice Analyzing a listing

Okay, so I getting into buy and hold investing and trying to analyze a listing. I was wondering if someone could review my analysis.  The listing is at http://www.zillow.com/homedetails/148-Regent-St-Spartanburg-SC-29302/11830679_zpid/.  It looks to be a flip.  Owner seems desperate to sell as he keeps lowering the price every couple of weeks.  Which says to me he is new at the flip and was trying to go for a home run sale.  Appliances in the kitchen are old since they don't seem to match the cabinets, which seem new.  Crime looks low in the area.  There is an previous sale for 691,190 that seems really strange to me.   It has sold twice in the last  year. Each time, for below the original listing price.  So my thoughts are DO NOT offer on this house.  Something is fishy with it.  Can anyone give me any pointers?
