Small loans for Investment property

Hello, I am fortunate to live in a area where homes are cheaper than the rest of the country. My biggest problem is finding a bank that will loan on a investment under 30k. Can anyone help Me please? i Have a duplex in my grasp and cant get a bank to lend on it, How can i do this? Anyone know some banks that will lend on small amounts?

Any help will be appreciated!
