Investor new to North GA

I have been a real estate investor for the last 15 plus years in CT.  And moved to Cumming GA a few years ago and am interested in now investing here.  I am leaning more towards flipping again and want to try and stay in Cumming GA and focus on starter homes.  I am looking for an agent that has a focus  in this area and homes at a price point under 200K that need work.  I am a few year follower of the BP community and podcasts and first time poster.   Thanks in advace
