Wholesale Investing Tenant Occupied SFR

Thanks to everyone,

I wholesaled few vacant properties so far, and most of the deals are fine. However, I heard about wholesaling tenant occupied properties are more lucrative, but harder and longer process. So I started looking into them anyway. I was thinking of how would I show a property to an investor, while a tenant (possibly going on foreclosure) still live there? I may offer cash for keys to the tenant, assuming he would accept my offer, but what happened if he refuses my offer, would I loose my EMD?
