Marketing a house not settled on.

 Wondering how to go about marketing or selling a house when I have not closed on it yet?

I bought a foreclosed SFR over a month ago and still need to wait a few weeks for settlement yet until the title comes back.

Wanting to flip this house as quick as possible and wondering what is expected in this scenario to get some buyers in the pipeline to have a quicker deal when I settle. 

Located near Reading, PA any answers will be appreciated.
