To SFR or to Multifamily? Hmm.

Hey BP'ers! Lovin this site! My brother and I are new investors here in sunny Miami, FL. We are seeking our first rental investment property!  If you have any suggestions on the following it would be amazing: 1. Location: We are searching out what area of Miami to target to farm and zone in. How do you select your areas? Sq. footage price? Listing amounts? Market trends?  2. Type of Property: We are seeking to play conservative on the first deal. Suggestions on SFH, Multifamily, condo, town home, 2,3,4 units, etc? 3. Lending: are there other options aside from a conventional 20% down? Can you finance less than 20% down? Suggestions on portfolio lending for first property? We have some cash, but don't want to tie it all down. Its a lot. These are my initial thoughts/questions. Any input/insight is greatly appreciated. Happy Holidays!
