Wholesale deal or maby not

Well when you get one of those quick deals you always get excited.I got house under contract on the 7th of December for $7,000.00. Started title search, and put it out to my investors for 19,000. One of my rental investors negotiated with me and we ended up at $15,000 close in 7 days cash. Well ball got dropped last week for title search and attorney did it this morning. Well come to find out there were to deeds of trust on property for a total of 62,000 WOW. Called owner,and these were all from when mother had property and they have been paid off but not taken off the property. Now we have to wait on banks to do there job (That will be Fun). Good chance we will not close on this one this year. Due diligent's is so important in real Estate even for small deals.
