What type of ROI should I offer to my hard money loan provider?
Hi all. I recently found a sweet CASH ONLY deal that had 100k equity (40% ROI) baked in day one, but since I had no cash available at the moment I was forced to sell this deal to someone I know for only 8k and I feel that it was not a fair play and I should have asked for at least 25% of the profit. But moving forward this same hard money investor is obviously looking to work with me again and I am not sure what kind of split I should offer to make things fare. For example I find a deal for a flip that would take 6 month to complete once closed on and investor provides 100% financing. I would do all the leg work for closing and deal with renovations but have the property registered to them as collateral. What would be a fare split ratio with this scenario? I would appreciate any kind of input on this from the pro's. Thank you.
