Buying a tenant-occupied condo
Hi all! This is my first post ever on Bigger Pockets.
So I see on the MLS there's a condo for sale by an investor, and the condo is currently occupied by a tenant who intends to stay there. I'm totally new at investment properties and I'm wondering: what are the chances the tenant is behind on his/her rent? I mean, it doesn't sound promising to me, but what do I know.
Do investors who purchase an occupied investment property typically ask for (and get) the rental records? And if I get them, is there a way an investor can verify those records independently?
