finally- actually got an offer accepted!

I've been trying to buy a home for the wifey in this crazy FL market. The short sales are a joke, and the REOs are almost as bad. Lenders and realtors are turning them into auctions.
I actually looked at a property in Ft. Myers listed on realtor.com, listed at 194,900. Great home with pool, 3 car garage, on the lake with boat dock. I was told the house had an accepted offer and asked if i could be a backup. I was told their were 40 offers as backups. Something is wrong when the seller/bank wait to accept an offer until their are FORTY!!!
Anyway, found a home that the wifey liked, motivated seller and on a lake with my 3 car garage. Seller was very motivated. It should close in 2 weeks and had the inspection today.
I do believe the 25K emd helped sway the realtor and the seller to accept my offer.Rich.
