St louis low income rental
I see so many big old homes for sale in the $20,000 to 40,000 range. What advise would you give to a newbie looking to get started? Everyone I talk to says stay away. The zip code I am referring to is 63115. I am looking for cash flowing rentals.

Being a duplex could be better. What is/could be the rents per side? The bigger the building, the more surfaces need paint, sealing, roofing, tuck pointing etc. and this cuts into the potential profits. 63115 is north city. Be cautious. Generally speaking, the north side of the city is pretty rough. This goes block by block sometimes though. There are certainly good parts however. I stay in the north county area. Still great prices but the quality of tenant is generally better than north city. You'll primarily see single family houses in the county however.
