Looking for Suggestions On a Closing

BP community, 

I'm reaching out to you to get iideas  and suggestions about how to do a closing.  I have a client that needs the sell a probably by the end of the year for tax purposes.  We can do a subject to contract  that will give me control of the property in January.  The problem is the seller wants to get the property out of their name by the end of the year.  They've agreed to have me  hold the property until March 1.  At which time I will place mortgages on the property.  But that doesn't solve the problem of getting the closing done before the end of the year.  They are however willing to do a closing with no money changes hands so long as we can do it by the end of the year.  I can take title and pay the mortgage for January  or until we close by March 1.  However I haven't found a title company that's willing to do it that way.  I would appreciate any ideas or suggestions to solve my clients problem.
