First off market deal - looking for advice

Good morning!  After listening to several BiggerPockets webinars, I took Brandon's advice and posted "looking for fixer-uppers" on Craigslist.  Yesterday I received my first response!  Now I'm not exactly sure how to seal the deal.  This is my first deal without the help of a real estate agent, so I'd love any advice on how to convince the seller to sell to me, how to write up the offer, do you use attorneys or boiler plate forms, and pitfalls I should be watching for?  This deal is in Wisconsin.  Thanks for any advice!
