Should I sell or stay and get a Heloc

hi I'm wondering if I should sell my house I bought for 160 and currently owe 148,000 I just got my home appraised at 310,000 now my question is should I sell my home because I believe that the market is going to drop with interest rates rising! Then rent a place until the market drops again or should I stay in the home I have a 15 year mortgage and take out a HELOC to use when I'm ready to invest? Any feedback would be really helpful thank you! I know the obvious things I'm just wondering when is the correct time to sell cash out and take that money and run I've Doubled my home!
