Invest out of state

Good morning, BP! NJ is my home state but the property tax is extremely high . Yesterday I saw few forums about investing in Pittsburgh , Harrisburg, Scranton PA area. I checked out those area and found decent return (which I am satisfied the number I ran through). Since I am not familiar with these area, would like to learn from BP fellows advice regarding how we evaluate new area prior we moving forward to it. Thank you in advance for all BP members input and advice!!

@Ivan Shao there are enough renters that vacancies aren't too bad. Some areas of the city are better than others though. 

PM is similar to many places 7-10% of rents and first months rent as a leasing fee. That's what most of my clients get from their property managers.
