Invest out of state

Good morning, BP! NJ is my home state but the property tax is extremely high . Yesterday I saw few forums about investing in Pittsburgh , Harrisburg, Scranton PA area. I checked out those area and found decent return (which I am satisfied the number I ran through). Since I am not familiar with these area, would like to learn from BP fellows advice regarding how we evaluate new area prior we moving forward to it.
