What's the best strategy to purchase this triplex

I've been working with a gentlemen to purchase his triplex. It brings in $1575 a month he owes 12k. He wants to walk away with 20k cash then will hold the mortgage or 55k. The property is assessed at 74k im not able to come up with 12k and don't make enough at my w2 job to get a mortgage. Was trying to think of creative ways to make this work and a win win. Would a wrap around mortgage work with no money down or no more than 5k down
