Need help with numbers on my 1st Buy&Hold in Parma

Hello Team - I need to borrow your creative and experienced minds in helping me out with analyzing the following numbers/details regarding my new step into the investing world

Property: Parma, OH

Purchase price: $102,000

Property Type: Duplex

Rental Income: $1550

Expenses: $789.17

Vacancy:$77.50Repairs:$77.50
CapEx:$77.50Electricity:$30.00
Water & Sewer:$30.00Garbage:$30.00
Insurance:$80.00Management:$155.00


Property Taxes:$231.67

Mortgage debt: $425.62

Cash flow: $349

CoC Return: 19%

There have been number of upgrades done to the home incl. bathrooms, kitchen, water tanks etc.
