Seeking Advice

In a rental home for 4 years and will be looking to buy this year. The home is conveniently located near parks, schools and shopping. The landlord has not made many improvements to the home and recently mentioned selling. My wife is completely turned off by the house and is ready to move on. Increasingly we are seeing neighbors place there homes for sale? Home prices are rising in the area. I think it may be a good first time investment for us to buy our current rental make some upgrades and sell. Advice?
