1st Mortgage Broker is Bankrupt

Hello,

We live near an abandoned house that we would like to buy and flip.  We called the owner of the property and they said they were the 2nd mortgage on the property.  We found the company who owned the first property is now bankrupt (for about 3 years).  Does anyone have any experience with this?  Could we just buy the 2nd mortgage and own it outright?  Any help is appreciated!
