When to jump in?

After reading a few books and listening to hours upon hours of podcasts about real estate investing how/when do you know its the right time to just say screw it and jump in and buy? I've analyzed a few deals and am just curious (also did the free course here on BP). What do I do now? Just look at the numbers and when they match my criteria I just go for it? Can someone just push me in, haha but for real.

What have you done in terms of finding financing? What was your method to shop for the right terms?

Any advice is appreciated!
