I am planing to buy a one bedroom flat in Dubai with following specifications: (all numbers are in UAE Dirham (AED))

Price: 500,000

Down-payment: 125,000 (25%) + 37500 (dealer, bank, transfer fees)

Flat Interest rate: 2.68

Rent per month: 4000

Saved rent per month after maintenance : 3420

Cash flow per month after EMI: 1330

Is it worth-full to buy this property?
