REO properties

I am having a terrible time finding REO properties... They all seem to be dealing with outside auction site where they set a price reserve which is pretty much close to whatever the previous owners has as a unpaid balance... Even though they are ruff properties and need a ton of work..are their alternatives? Do I just keep looking hammering out? I'm just curious if anyone has dealt with any of these people.. They add 4.5% on the purchase price and a 299$ online fee...
