What keywords or buzzwords in listings stand out?

I would like everyone's valued opinion about the descriptions and wordage in listings.  Whenever I see the phrase: "Prime for rent increase" I always wonder, Why hasn't the owner already increased the rent rates?  I am always suspicious of listings that have this kind of description. 

Are there any other red flags or even better, what words or descriptions peak your interest when looking at potential properties.  Thanks everyone
