Appraisal/Inspections

Hi,

I am in the process of purchasing a house that has been damaged by lightening and need additional major repairs. Is it a good idea to get it appraised and inspected before all is finalized? RA suggested it might be a waste of time to get it appraised and to get it inspected by a contractor than a inspector. I rather have an inspector, appraisal, and contractor complete an assessment. Please provide any advice.
