Realtor representing Buyer: Four-plex FHA Loan

I am a Realtor representing a buyer wanting to purchase a Four-plex to live in and rent out the other three units. With the amount of knowledge this community of real estate enthusiasts has to offer, I was hoping to get some insight from those with any experience in this. Along with how long he would have to live there before being able to move out and rent out his unit. Thanks in advance!
