Advise on Texas flip

An opportunity has presented itself for a potential flip in the northern part of Dallas. I am very new to this and would appreciate any and all advice from seasoned investors. The owner of the home is moving into her new home close by, but is not able to do so until/unless she sells her previous home. They need to be putting a down payment of the new home by mid November, wanting to be able to close escrow in December. The owner owes 290k on her current home and is looking to sell for around 395k, What can i do to acquire the property with little to no downpayment? Is there anything here to be worth pursuing.
