Hi BP community,

I have been on the site for a while, mostly studying and reading. I am looking at doing my first deal. It is a duplex with two tenants. 

The financials are below. Everything looks good to me. I am looking for others to poke holes or provide guidance on things I have missed or should be looking for. I am not expecting appreciation, I am actually expecting the entire market to tank (I am an active stock/finance investor) due to many things aligning or making the news that no one is seeing yet (2008 dejavu again). Right now I am just looking for cash flow (there will always be renters even if the market/valuations drop).

I do have some ?s on the early rents as to why they were varied and am awaiting a response.
