Buying land from 4 heirs
I have an opportunity to buy a lot in Texas for $100 from 4 heirs.
The original owner died and her husband took possession of the property.
The husband recently passed away and in his will, his 4 children took possession of all of his belongings.
This all took place in Louisiana and the Texas deed is still in the mothers name.
I would like to close without a title company.
If I draw a deed for each of the 4 owners and file this with a copy of the probate papers, will I have a clear chain of title?

Even if you do this without a title company you should still run a title abstract for $150. Once an abstracted or attorney gives you the go ahead then you can file the deed. No one can tell you if you have clear title except an abstract.
