How to purchase first rental w/out credit

Hello, I'm wondering if anyone has ideas for how to begin investing, specifically purchasing my first investment rental property (duplex / fourplex) when i just went through a divorce and have bad credit. Ive paid off all the debt but it still reflex negatively on my report. I have the 30k down payment and the ability and knowledge to manage the property myself locally, I'm just not sure how to secure a loan with my credit situation. Any suggestions around how to get started and not wait for credit to improve with time? Thanks!!!
