Pay down the Mortgage or Re-Invest Cash Fliow

Hey All! Just wondering what your thoughts are on either re-investing "most" of the cash flow back into your rentals or keeping that cash flow for future rental purchases? If you want to share what you think the positive and negative are for both it would be appreciated. I do understand why people would do either/or so just looking for your opinions!
