Selling a property but tenant doesn't want to move out

Hello BP community,

I have a condo to sell under contract and scheduled to close 10/31.  The buyers want to live in the property, but my tenants do not want to move out.  The tenants received 40 days notice, were offered 2 months rent ($4500) and offered to pay for movers.  There is the exact same layout available two floors up.  I know the lease, through Apr. 30, supersedes the sale of the property.   This deal dies if the tenants won't move out.

Does anyone have any suggestions on motivating a tenant to move?
