Post: Selling a property but tenant doesn't want to move out

Hello BP community,

I have a condo to sell under contract and scheduled to close 10/31.  The buyers want to live in the property, but my tenants do not want to move out.  The tenants received 40 days notice, were offered 2 months rent ($4500) and offered to pay for movers.  There is the exact same layout available two floors up.  I know the lease, through Apr. 30, supersedes the sale of the property.   This deal dies if the tenants won't move out.

Does anyone have any suggestions on motivating a tenant to move?

Hey there BP,

I've been perusing the site for a few months at this point and finally joined. I live in the Lakeview neighborhood of Chicago and was a Realtor mainly handling rental properties from 2008-2011. I have not purchased an investment property since '05, but I am ready to dive back in.
I'm hoping BP can help me get over my fear and ignorance. My medium-term goal is to make REI my full-time job by earning passive income that is greater than my expenses, so I can quit the 9-5, or should I say 8-7. In the short-term my goal is to buy a property within 3 months.....either a flip or rental. I look forward to learning from and networking with many of you.
