What subjects for sight-unseen offer on vacation type property
I saw a property about 4 hours away that seems like a pretty good deal although neither I or the realtor I contacted seem to be able to find appropriate comps. The listing agent doesn't work weekends. (I didn't even know that was possible.) I know I'm from Canada but, believe it or not, I have never been in a log cabin and that's what this property is. Comps are uncommon. But that's not my immediate problem. It's an attractive enough looking deal that I want to write an offer right away. The cabin, however, is VERY dilapidated. That doesn't concern me too much because I like fixing places up, but I want to protect myself from getting in over my head when I write the offer. It seems be habitable at the very least because from the photos it looks like someone lives there - possibly a long-term rental. It may or may not be appropriate for a vacation rental. The address on the listing doesn't actually refer to anything I can look up on Google Maps or anything. Weird, I know. It's close to a very small resort area but I can't tell how close. Or how far. Finding the listing sort of caught me off guard - I came across it a bit randomly - so I don't even have financing lined up or anything either. I'm going to search through some blog posts to see if I run across more than the basic "subject to financing, building inspection, etc" but any additional advice would be appreciated before I sign on the dotted line.
