Purchasing a Vacant Home

Hi all, I'm a newbie who has completed one deal (a rental home in its second year of rental).  I've found a home I'd like to purchase and would like to get some advice regarding how to proceed. 

The owner passed away about a year ago, and I've researched and found some the names of some of her surviving family.  The yard is not being taken care of which seems to indicate that they are not interested in living in the house.  I'd like to contact them to see if they would be interested in selling it off-market.

Have any of you found deals in this way?  If so could you give me advice on the next steps I should take?
