Finding Contractors

I'm and investor and real estate agent in Easton.  New on the investment side

but not to real estate.  The problem I have is finding qualified  contractors to come out

and estimate a rehab job, most of the ones I meet are either a one man show or no

license at all.  The good ones are so busy I wonder if they will be able to bring my project in on time. 

Any advise, other than stick to the real estate lol
