Interesting story and (legal) question
A friend and I met this lady who wants to sell her property in a suburb of Denver, Co. Running the numbers it seems like a pretty good deal, my friend lives there and he could manage it as a rental. When we started discussing about the way to do it, we learned that when she bought the property she used her maiden name and no longer uses it, she doesn't even have an ID with that last name anymore.
She recently got her citizenship (she's originally from Mexico) and she told us that many years ago for the mortgage she used a SS number that she got "out of the blue". She's never missed a payment or anything, so that hasn't been an issue. Now she's a citizen and has another (valid) SS number.
What happens in this case when she wants to sell to us, does this even matter?
Any recommendations on creative ways of doing the transaction?

The closing attorney/title co. will have to be able to verify she is the actual owner.....if she really is.
