Zoning Question Philadelphia
I am wondering about a few properties I've encountered in Philadelphia which have CMX2 zoning but are currently being used as residential duplexes. My understanding of the zoning is that the first floor must be commercial, not residential. However, there seem to be a number of properties that have no commercial on the first, only residential. Does this require a variance? If so, is this hard to obtain? Any insights into this are appreciated. Thanks in advance.
