Seller's disclosure
I just submitted a contract for a package of properties that appear to be under valued. I got what appears to be a good deal on the purchase price and then was informed that there are no sellers disclosures available from the sellers. The properties are occupied and the seller is a company, not a foreclosure or short sale. I'm trying to determine how often investors buy houses without a sellers disclosure. Obviously I'm going to conduct inspections, but are no sellers disclosures in and of themselves a red flag?
I'm curious to everyone's thoughts.

Disclosures shouldn't be trusted even when they are available. I pay them no mind and recommend my clients ignore them as well.
