Advice -Sell or Hold this flip - ?
I relaize this is not perfect set of information - I just want to know at first glance if this is a sell or a hold for investors here - OK I will be as Brief as possible - please forgive any mistakes in this post - It's my first one here
- Deal Structure / Scenario (43235 zip)
- Purchased for 220 K + 80 K rehab / cash deal
- 4 months into it - Property is ready will list for 389
- Market is hot - will sell quickly most likely
- Short Term Cap gains at 20% + 6% commission
- Can refi for 389 amount with 30% down in 2 months
- Holding costs are about 1 K per month
- Rents for 2500- 3K per month
- Slight apprecaition in hold scenario possible as we are aalready at the top of the neighborhood.
Question for me is to hold or sell ? My inital thought is to sell and move on to the next .
