What to say to POTENTIAL seller if I'm not sure they want to sell

I received a tip from someone I know and trust that the owner of a commercial property (8 units including 6 apartments and 2 shops) *might* want to sell her property. She also owns several buildings next to this one.

Apparently she is a 90 year old widow who may want to unload the burden of continuing to manage the properties, but this is just what my acquaintance told me. He provided me with her contact information.

My plan was just to call up for a friendly chat and ask if she's looking to sell. If so, I can proceed from there (offer to come out to meet and see the property).

Before I make this call, does anyone have advice on the best way to approach this, since I'm not actually sure she's interested in selling yet (unlike a motivated lead who contacts me first)?
