Indianapolis Vacancy Rate

I am thinking about buying a duplex in Indianapolis.

What is the vacancy rate?

I would appreciate it if you could tell me about good and bad investments that you experienced in Indianapolis.

As Anthony mentioned it really depends on the area. Of the 150 or so we manage in certain areas very close to downtown we get it rented before the tenant turnover is even completed. Rougher areas like areas of Lawrence it can several months to find a qualified tenant.

I would suggest you visit as the city varies street by street. Old duplexes can be good if the area isn't bad, I know the one on Carrollton and that's not a bad area. But it needs a massive rehab. If you are willing to put in the money it could be a good property. I own a very similar property and looked at this one as well. But when I bought mine we gutted it and put in over 100k of rehab.
