North Shore MA - Best cities/towns to purchase multi-families???

Hi all, new to this. My husband and I are getting ready to sell our current investment property, a condo, to invest in a multi-family in the North Shore / Merrimack Valley region of MA. Would love feedback from those of you in this area about where we can get the best bang for our buck. Looking for a 2-4 family property requiring minimal updates since we will ideally want a quick turnaround to get the units occupied. In a perfect world we want $2500+ in total rental income.  Looking to invest up to 500K on this property, paying 300-350k in cash. Welcome any guidance!!! Thanks.
