To flip or not, off strategy?

Hi all, would like some perspective. First off let me say I'm a buy and hold investor. Been averaging 2-4 deals per year. I've come across a potential flip which I know can be profitable but have been wondering if this is worth my time instead of staying on the buy and hold path. Actually my longer term goal is larger multi families to add to my portfolio. The property is 150k arv. 75k purchase price. I estimate 40-45k profit. Timeframe is 3-4 months. Thoughts on mixing it up a bit???

@Peter Nguyen, congrats on your deals already done. How about this: if the numbers work for your normal buy-to-hold approach, then why not buy it anyway? THEN, if the market is suitable for a quick flip exit, you could re-assess your options regarding turning a quick profit. Don't forget, any of your previous deals could become flip candidates at short notice too, right? Cheers for options!
