Commercial zoning benefits

Hi, I have a 3 unit - 2 resi and 1 storefront. It is a highly residential area with 2 delis already in place. I am able to rent out the commercial but for a few hundred less than a corresponding residential unit would go for. I am wondering if it makes sense to get the store front converted to residential? Some people have told me that the value of a commercial classification is high, and it is very hard (almost impossible) to go from commercial to resi, but easy to go to resi from commercial. Commercial also has no restriction on how much of the lot size you can build on? Is this true?
