How best to sell Ohio investment properties?

Hello,

I have owned a couple of investment properties in Ohio, as a foreign investor, for some years now and it just too hard. Dodgy tenants, dodgy property managers, dodgy maintenance guys, even my tax agent doesn't seem to know what he's doing! So I am looking to sell.

Am looking for advice in how best to do this. The houses are in the $20-$30k price range and most real estate agents seem to want $3k min to sell each property. That's a fair chunk of the sales price, and given my losses on these properties I'm wondering if advertising on BiggerPockets, Craiglist or LoopNet (for example) might be a better way to go? I don't live locally so would not be able to show the properties - perhaps the tenants could do that for a small fee.
